Park Beach Manor Tenants United!

In April 2024, tenants of Park Beach Manor at 1925 Nelson Street received notice that their building was acquired by a new landlord, Plan A Real Estate Services managed by Anoop Majithia. Since the change in ownership, tenants have experienced repeated instances of intimidation, harassment, increases in surveillance, and unjustified threats from the landlord.

Two Park Beach tenants are currently facing eviction threats, every tenant has been served Cease and Desist letters from their lawyers, and another tenant has been harassed and denied their rights as a legal tenant. With tenants facing evictions and disruption to their peace, privacy, and the security of their housing, the tenants have formed the Park Beach Tenants Collective (PBTC) to inform and protect each other!

On June 11, the PBTC confronted their landlord at his offices to deliver a collective letter of demands to stop the unjust evictions & harassment of our neighbours. During the 1 hour long rally PBTC tenants, VTU members, and neighbours from the West End and other neighbourhoods of Vancouver showed their support to the PBTC. The tenants also delivered a letter of demands to Anoop Majithia who was too afraid to confront and speak to his own tenants. The seven demands presented are the following:

1. END THE EVICTIONS

Retract the illegal eviction notice sent to Max.

2. PROTECTION FOR GENEVIEVE AND SAVE DODI

Retract the eviction threat and allow her to continue living with her dog, amending her lease accordingly.

3. END THE SURVEILLANCE

Permanently remove security cameras from hallways and cease surveillance of tenants' movements permanently.

4. STOP THE HARASSMENT

End the constant harassment and fear-mongering of tenants. Never call the police on tenants again.

5. OUR HOMES ARE NOT UP FOR DEBATE

Cease harassment of Marie & Pete over their tenancy status. Marie & Pete are tenants and their unit is their home, not Plan A’s.

6. PRIVACY & SECURITY

Cease undue solicitation of tenants' personal information, respecting tenants' privacy.

7. END THE LEGAL THREATS & APOLOGIZE

Retract the legal threats issued to tenants and issue a written apology for vexatious litigation.

The struggle of the PBTC goes beyond their building

Plan A's modus operandi is to buy buildings in the West End, and flip units into "boutique", furnished short-term rentals. To this end, they employ barely legal tactics and bad-faith evictions. Plan A abuses loopholes in the Residential Tenancy Branch (RTB) processes, including evictions based on provisions 'caretaker-use' and 'personal, landlord-use'. In June 2022, the RTB fined Anoop Majithia for (at least) 152 confirmed contraventions of the Residential Tenancy Act (RTA). This is likely only a small sample of the actual harms he has caused, as the majority of other tenants' displacements go unreported. They received a measly penalty of only $10,000 for operating a scheme where they crafted proprietary 'Furnished Travel Accommodation Tenancy Agreements’ in order to outcontract the RTA (see this RTB decision for more details)

This fine has not stopped him. Plan A has lied to and harassed the existing Park Beach tenants with false accusations, and used opaque, misguiding language in an attempt to intimidate or coerce tenants out of their homes. All the while vacated units are listed and rented out for more than double the cost, up to $3,600.
